I’m personally based in Houston, TX, and I’ve noticed over the years that a good realtor can do a lot more for an investor than just listing a property.

If that person were to get hurt somehow and then expect you to pay the medical bills or become disgruntled in some way it is just a phone call to DOR, OSHA or L&I. 

No problem, I had cash from a refi, a HELOC, and a personal LOC.

A sage person who responds often on this forum said, "Airbnb insurance is a profit center for them". 

You’re going to be personally sued no matter the cause of the loss.

@Reyna AyalaI personally feel this is overkill.

Signing the lease demonstrates they agree to the terms and then you can hold them accountable.If you don't do this, then the person named on the lease and paying the rent could disappear and you would have no legal authority to charge the remaining three for unpaid rent.

Personally I like to build with cash to avoid the extra expenses, so I dont actually finance anything until its done and I have decided to hold it.

They tell you tha you  will get personal coaching with the best coaches, not true, mediocre at best and you only see them in Zoom calls.

I called and emailed Nomad daily and could not reach a live person, even in an emergency.
