I've actually purchased two deals from one of my wholesalers in New Orleans. one flip (didn't go so well) and one hold, which I still own today, that was a steal!

Or, I'm just used to seeing our higher taxes in the New Orleans area.

Otherwise, when you move out for the nice house in Orléans in five years, you will be back to loosing money.

Im looking at a 4 plex in new orleans, 200K purchase price, current rents are 800 per unit, section 8 potential at 1K per unit....obviously this is lower income...not sure if its worth investing in, the numbers are good but i just cant get past the neighborhood, its not the worst of the worst but i would definatley hire a management company...anyone have good or bad experience with lower income section 8?

Hi...my name is Justin  I am a single father and a  aspiring real estate investor from the New Orleans,LA area ..I have been doing allot of reading on creative real estate investment strategies such as lease options,subject to deals and owner financing (not sure how these apply here in Louisiana) ..I hired a VA who has began to generate some very promising leads for me...I am hoping to do my first deal this month but am having a little trouble making that first step. 

The home is in a suburb of New Orleans that is pretty stagnant and I don't expect home values to rise much.
