The intention of this post was more towards asking a question rather than trying to find a note purchaser because I just started SFH and MHP investing not long ago and figured biggerpocket might be a proper place to post this question lol.

The point is that most of the books and gurus out there will sell you the dream and get you hooked on buying into their programs without giving you all the nitty gritty details.You're running a business and must treat it that way. 

I tried FB ads, and got some inquiries but no bookings.It would be nice to have an AI program that would respond to people looking for a certain sized property in your location for certain dates.

The caveat is that until the loan is paid back, you must put it in LT rental at capped rents.

The tried and true version is pulling a list of properties whether you're targeting distressed homes or high equity homes in which case you can pull on something like Propstream or Propwire, you can skip trace through them or someone like Prime Tracers which has a pay as you go system.

I've heard about wholesale real estate as a way to get started without a ton of money, but Im still trying to figure out if thats the right move for me. 

Those that preach no/low down payments are mostly just trying to appeal to the masses who want everything for nothing that will buy their courses.
