This person ended up picking up sticks in the Bay Area and moved here, he's learning a ton about local real estate, and he turned out to be bright, steady, not of questionable moral character.

I think this is a good thing since a I assume that a large amount of borrower are in this predicament through no fault of their own.

Moral:  the security deposit does not belong to the seller or to you--it belongs to the tenant and must be returned to the tenant with all tenant-created damages to the property itemized and deducted.

@Victor Morales I am not an attorney but my understanding of the law is that the bank had no right to hold the foreclosure auction.
