Since all I'm doing is solving for a return when calculating my strike price, the added reserve requirements just mean that I'll end up solving to a lower price in order to project the same return as I otherwise would have projected at a higher price without the added reserves.

I say the time is now because there is less competition and your ready to strike if opportunity presents itself, otherwise you can passively shop (approvals don't expire if your situation is the same) until opportunity presents itself.

It is done often by corporate landlords and fuels things like the rent strike movement and general dislike of LLs by all.Personally, I set expectations and raise to market fairly gradually at about 7-8% per year.
