Isaiah Oloyede Private Sewerage to City Sewer Cost Estimate

when you hook up to city sewage , you have to pay a front foot assessment  ( covers the cost of the infrastructure )   then you have to pay a plumber to lay a pipe and connect , ( around $9000 ) then there is the hook up fee from the city ( around $ 20k in my area )    then you pay monthly sewer charges .i will take septic tanks all day long

Good Condition, under served market, and buying at $19 per square foot.....Projected to be worth double acquisition cost within 12-18 months....The point being that Cap rates are a good place to start but a terrible place to stop your analysis:)  Good luck in what I know to be a phenomenal niche!!!!

I'm not interested in flipping, but other people have a estimate of rehab per square foot they use to add the the sales price and decide if it is worth their time.

There are many many variables in a price per square foot and it's best to know in great detail what you want/need so your contractor(s) can give you a more accurate estimate.

That said, if you keep your foot in their *** 24/7 then they will have a different incentive ;) EXPECT WHAT YOU ACCEPT when you don't get an answer back for 7 days, you must make it painful for them.
