Larger, experienced shops likely less so, but with these groups even if they have some problem deals it’ll amount to a headwind to overall performance of a very large portfolio rather than a disaster that brings down the firm.The 2020 to 2023 period saw several very active “newer” groups who were rapidly scaling and in some cases dominating acquisitions.

It makes no sense to pay off a 3% mortgage, if you have something like that, then incur a 6% or so larger mortgage if your goal is to get out of debt.

Whenever I have sought non recourse financing it's only applied to larger commercial deals and larger multifamily, so I stand corrected.However, in defense of my position I have 3 further arguments against buying real estate with your IRA.1.)

@John Clark brought up a great point...here in Chicago, you can not deny based on criminal record, so you may want to double-check Balitmore's rules and regulations.Also, double-check if your verification system localizes the search or if it is nationwide.I'd consider checking with some of the larger property managers or investors in your areas to see if they have similar issues.
