New LVP flooring upstairs to replace all the carpet, new cabinets and countertops in the 2.5 bathrooms, new fiberglass shower in the guest bathroom, new walk in shower (tiled) in the master bathroom, next lights/sinks/faucets/toilets/etc in all bathrooms, new paint on kitchen cabinets, new pulls on kitchen cabinets, new ceiling fans throughout, and fresh paint throughout.

Some rough numbers , Price $520K add 15K closing = $535k  New windows and siding $40K = $575k overgrown lot and landscaping $5k =$580K  Kitchen , bathrooms , paint , flooring $60k ( on the low end) New deck it was rotten  $20K They are now in at $660K  This doesnt include holding costs and what ever I missed .

You can pay less tax on your w2 via having the spouse that goes full time real estate qualify as real estate professional, and then continue to grow by buying more and more properties.

We deal with so many owners that want top rent, but their properties have dated kitchens or bathrooms or other issues.

It gets tricky, when investors buy an SFR, then put up a temporary wall and kitchen to rent as a duplex. 

Where I am, people often create a suite in the basement-so it has a separate entrance, their own kitchen and living area, etc.
