That's why so many construction-related businesses fail.So, if you're focused on finding the cheapest contractor to do your job, you have a very good chance of selecting a contractor who will go out of business while trying to build your job.There's an old saying, "A fool and their money are soon parted."

During the second phone consultation, I was given the impression that the team needs 2-3 months to come up with a customized strategy plan. 

I keep wondering about insurance, vacancy rates, if tenant selection is a bigger/ different factor, terms of the tenancy and differences in opex and capex?

My niche was looking for areas that were run down but getting ready to gentrify (or so I thought, sometimes it's just a guess or gut feeling :-)Drive around the areas you have selected as possible money-makers and then drive, drive, drive.

@Sara Smalls,  I am very impressed of your progress from Tom Krol's course in such a short time.

I have been very impressed by their business plan and professionalism.  

I am a 25 year Real Estate agent in SoCal (mostly residential however venturing more into commercial; and getting back into investing in other states as well, which will be my next post) I have tried quite a few lead services and while some may do better in other areas of the country , most seem to a flop in this area, of those tried HouseJet, Reaology, USHud and Realty Bargains( Realty Bargains was the best however they kept sending me mostly investors who's matrix would not pencil in the areas I serve)  I am doing my best to figure out social marketing, my views/impressions are good however that has not turned into transactions as of yet; So I am on the hunt for a 3rd party lead co with quality Seller leads.

You will get a lot of applications but be very throughout when selecting the right one.

Never have I ever seen a moderately financially successful Greek father with high-functioning, impressive kids who didn't come straight home after any job he was employed at to hand his paycheck to his wife, who almost always also did the accounting for his family business, if he had one.
