Well My Credit is not horrible it just isn't "very good" and I am not sure what the requirement would be for financing.

Its not a horrible product though.

I have only received 5 calls, which is a horrible response rate, but did get one deal out of it.

These are essentially tethering kits that are installed behind large items of furniture to allow them to be "tied" to the wall.See this:http://www.nbcnews.com/id/48573739/ns/health-child...These kind of accidents are horribly common.  

It's very unsettling, and I feel horrible as this was a young mother...Anyway, another family member (who is also a tenant in the same unit) asked if there was any way to get out of the lease, stating they wouldn't be able to live there anymore given what happened.  

I can't believe how many places have horrible photos you barely can see and it makes look like a dump.on the flip side I see a lot of photos where someone tried filtering the photos to look more impressive and it looks unrealistic.  

So I may be stuck with these horrible tenants until the end of the lease, when I can refuse to renew the lease, then evict them if necessary for staying over.  

That's horrible for a $120K investment (in real estate anyway).As @Joel Owens says, this is not a deal and looks to be overpriced. 

We have people lined up ready to go if this contract falls through, but its frustrating that one person's horrible opinion can ruin a deal like that.

My DCF assumptions could very well be horrible, just getting practice in.
