I know this sounds harsh but think about it.  

umbrella policy and pray you never get sued.If you're in REI as a business, go big or go home.Apologies - I know that's sounds a bit harsh.

Also air circulation is not often that great and the air sometimes is a bit harsh esp if you have the boiler in the basement etc

Not trying to be harsh, as being the victim of abuse is no laughing matter, but understand that the couple isn't the only two people drawn into the legal web when abuse occurs. 

  ( just to use their space, swimming pool, etc, trash and water are included and sewer.Sometimes the lot will have to screen your tenants, it can be very harsh at times.
