My biggest question is hardware and if anyone has insight on the costs + time for DIY with the right tooling versus using a service?

I haven't done much property evaluation since I bought my place but I plan to start doing so soon.The other thing is to go to your local hardware store and look at the price of the individual goods.

My guess is that its too expensive when compared to a standard lockset and metal key.If this site is a good indication, $200 per door is your hardware cost.

Bathroom sinks & faucets look to be in great shape.Cleaning/Painting all cabinets (Kitchen/Bathroom) can be done over a weekend, and you're all set.I WISH some of my rentals/flips had nice cabinets/sinks/hardware like that.

I blame that more on Windows than the hardware, but I have had hardware issues with the HP.I long ago gave up on building machine or doing major upgrades.
