Below are some generalizations about ongoing maintenance costs: Older properties require more maintenance than newer properties.Composition roofs require more maintenance than tile roofs.Properties in climates with hard freezes require more maintenance than properties in milder climates.Properties in locations with a lot of moisture require more maintenance than properties in dryer climates.Wood siding requires more maintenance than aluminum or stucco siding.Properties with lush vegetation require more maintenance than properties with little or no vegetation.Below is a typical Las Vegas single family class A home.In summary, I believe Las Vegas is not only a good place to invest today, it has a high probability of continuing to be a good investment location into the foreseeable future.

The statistic is something like 2/3 of homes in Fairbanks are unable to be sold when listed with a realtor on the MLS.Like I said, if you will be here long term to keep on eye on the place, the PM, hoping the pipes don't freeze if the boiler isn't repaired in time, etc.

And even then, I would now suspect that there may be some "freeze" period to cool things down under the radar before considering getting financially involved with B.Obviously, this depends on lenders, but I suspect we have certain standard practices and procedure used with conventional lenders (QuickenLoans, FairwayMortgages, FreedomMortgage, etc)

Boiler system is adding  baseboard radiators with pex line would be my first guess  More than likely it had enough residual heat from above to keep it above freezing and so pipes wouldn't freeze before.

@Scott Trench 1) I want to reduce eating out because I spend probably $10-$15 a day at eating junk food at work for breakfast and lunch when I could make a weeks worth of healthy food in an hour or two on the weekend and freeze it.

We’re in upstate NY where the pipes in crawlspaces may freeze.(2) I will move the water heater (which, ironically is for the upstairs unit) from the mud room to the basement area beneath the upstairs unit (but accessed through this unit).
