To start, the numbers:3 bedroom, 1.5 bath 1700 sq foot brick SFH with bonus room.Purchase Price: $59kAppraisal: $105k as is with estimated $124k after rehab.Renovation budget: $20k.Renovations include: new flooring in bonus room, kitchen and baths. total renovation of bathrooms, new cabinets, crown molding (to cover bad drywall job by previous owner), buff hard woods, paint exterior, paint interior, remove awning, remove side door and seal up, fix low spot in kitchen floor, and remove the non-permitted fire place.Estimated Rent: Initially I budgeted $950 per month based on another rental I own in a similar location, but  two houses on the same block were recently rented for $1200+.

The current options are either a single family home "that doesn't seem like a good public use to me," or a park "which would be about the most expensive 12,000 square foot park I've ever heard of."

I now no longer self manage, have a 42 unit apartment complex 2 hrs away and have a duplex that I purchased 2.5 years that, until this day, have never stepped foot into.

Where can I find info on rent comparables (like price per square foot) for that area?

I don't want to shoot myself in the foot by taking out this line of credit.

You own the property so the previous owner has absolutely no rights to the keys in the back unit or the security deposit or the prorated rent.You need to stand up for yourself and put your foot down or they will just continue to rake you over the coals.

He has a nice 30 foot boat , its name is  " Contract"  Now he puts that boat up on his 150 ft yacht .

You could also focus on the great financial advantages of renting/down-sizing (travel more, no more yard to care for/repairs, buy an RV, visit family more)Host a senior-focused event at your facility (maybe show an uncut version of Woodstock haha) or live music, a Social Security expert speaker or Doctor to address health issues, a fund-raiser, art show, etc. and hand out flyers with a special "one month free" coupon attached Have exercise classes for seniorsWeekly bingo nightsPromote your events for free on community calendars, newspapers, seniors sections of papersPrint door hangers and get some kids to hang the door hangers at trailer parks, older communitiesEncourage your current tenants to invite friendsRent a 15-passenger bus ($50) and offer free transportation to key eventsSponsor events at senior centers in the areaCo-Sponsor service club (Rotary, Kiwanis, etc who have many senior members) eventsPut up banners and balloons when you have eventsI hope at least a few of those ideas might spark some interest.
