That planted a seed in me and I started reading and researching.  

Not saying it can't be done, but with $40k seed money I'd look at the 2-4 units.

Maybe buy one for a dollar, and offer it to a homeless Italian person with a handful of garden seeds and a hammer and a saw (I wonder if Italy has many Homeless People who are not refugees like France has--what a Horrible problem they have in France with this.)Also it's so Odd in America with Section-8 being handed out like Candy to so many, that there are any homeless people in America.

I would not have accumulated that same seed money without the 401(k)/IRA.

If on the other hand you buckled down and saved not only for the class but also to have some seed capital than it may be something to consider. 

AND RIGHT THEN you tell them that's fantastic news, your over-joyed to accept those seed-funds to get you off on the right foot.

Ridiculous that they got seeded with Pittsburg

It's much more like farming where you prepare the ground, plant the seeds, water and nurture then enjoy a harvest that will feed you all winter long.

Maybe the town of Scottsdale will strike oil and be able to artificially make it rain via cloud seeding like in Dubai.

I see my REI as investment seeds.I've planted a couple seeds and they are beginning to grow.
