What I see most common is borrowers calling thousands of lenders to see who will go the skinniest, only to end up not closing on the deal and paying the price. 

Common sense.

You get to rent to professionals who are less likely to trash your property, you get to charge a higher rent than long term, and you're being paid by large, 3rd party companies that are extremely unlikely to not pay rent.

Since they are not common, or in any quantity to any area, they are hard to finance since they are hard to get comps. 

Once you are under contract you will need to put down an EMD (And I will say a $1000 EMD on a Northern VA home is extremely low, it's usually closer to 1%, that doesn't mean it can't get accepted.)On a side note, as a wholesaler, why not offer directly to the owners or their agent?
