Would do excellent as STR or MTR and get you closer to Cashflow while still getting high appreciation.

Lastly I’d add that there are some bigger Facebook communities you can join and build relationships and network in that should help as well.

I highly, highly, highly suggest developing a relationship with a really good local agent that understands real estate investing.

Hello Bryn,I always suggest getting as much done to the home prior to placing a tenant because this will help you to avoid a laundry list of maintenance requests and will also help you start off on a good relationship with your tenants.

If you have commercial experience and are an excellent asset manager (managing the property manager, driving revenue, reducing expenses,  managing GCs)You wont just provide value to a sponsorYou will be highly sought-after after by sponsorship groups.The ones worth their salt know how incredibly valuable a strong asset manager is (and how much work it takes)So if you can bring that skillset, I have a feeling it won't take long for you to find a sponsorship team. 

There have been some changes that allow for a more 1:1 relationship with some of the local mentors.

However since I built the relationship, he allowed me on the property to fix chipped/peeling paint and waited until OCTOBER, which was when I finally got to the closing table.
