There are a million reasons why a buyer who has a pre-approval from a lender and makes an offer through their own agent, but still can't get the deal across the finish line; lost job, death, debt to income changed, doesn't like something on one of the many, many reports and/or disclosures, job change, divorce, injury, just changes their mind and walks away... the list is endless.

In that F neighborhood I have literally heard gunshots every night for nearly a month, seen people conduct drug deals and advertise/offer drugs in broad daylight, gamble in the middle of the street (again in broad daylight), children younger than high school age running the streets truant, endless fighting and domestic violence, etc.... you get the picture.

They also will not help you with your living expenses, it'd be nice but that's just life, they are a bank.If I were in your shoes I'd be keeping in endless contact with the current lender.

If the wind continues to blow that way for the two years, you can sell your RESIDENCE at a PROFIT,  TAX-FREE, without having to deal with all the TENANTS and their endless problems and excuses and needs in the middle of the night.
