I've found out that the occupiers are an elderly couple and I want to handle with care.  

I know that most of the courses teach to search the probate filings and get in touch with the personal rep or the executor, etc... but where I live we have a lot of elderly people, who often pass with no heirs at all and no will, and even with mortgages, that of course, go into foreclosure because the deceased is no longer here to make the payments.

I think it's a very hot deal and I'm excited as can be because this time I'm dealing with an elderly couple who've owned the home for 40 years and own it free and clear.

This one was found through driving for dollars, it took six months and two breakfasts with the sellers (Two elderly brothers who inherited it) to seal the deal.
