My retired neighbor is consulting with an attorney for relief because she gets more than 20 solicitation calls and text a day and has resorted to turning her phone off to stop it.

Every state has a rental relief program providing aid to those who are behind on their rent during the pandemic.

The owner has several properties with & without a mortgage and as of April 2021, per his chapter 11 filing, the bank’s motion for relief was granted.

If a tenant isn't paying, you can apply for the Virginia Rent Relief Program, as long as the tenant cooperates. 

Unfortunately with the way Illinois courts work, I doubt any class action lawsuit will work its way through the courts any sooner than ultimate relief will eventually be provided to landlords.If nothing else, hopefully we landlords learn in the future to attack these unconstitutional governmental actions early on and not fall prey to the belief that it'll be only a "2-week sacrifice".

When you think less like a bank and more like a problem solver, your view of what's possible will change.In the example, the sellers will be motivated to accept your offer because they'll see relief by receiving monthly payments.

Last year my management talked me into renewing them one more year due to pandemic and that there may be issues because they filed for relief program, but it was just as bad this year so already gave notice they won't be renewed. 

Courts only decide the case presented and can only award the relief sought. 

I will spare you details like falling out of contract due to windows being inexplicably nailed shut, but for comedic relief I will highlight the pain culminating in complaints that there were random, free-roaming chickens pecking around our yard and putting off potential buyers due to a negligent neighbor.We ended up needing to take it up with the city to reign these fowls in, an action that caused the spiteful neighbor to tank a number of our other showings.The end result of all this was losing at least $30k (and probably more when it was all said and done), locking up the capital for ten months, and dealing with a two month long, stressful process of trying to sell and falling out of contract three times for various, silly reasons.

Applied for CA Rent Relief program but did not hear anything back.
