If you do come across a unicorn multi that isn't a complete gut most house hackers run into the issue with the standard of living for their investment property and their own house are drastically different.I would suggest looking out in Delaware county for a multi, much higher inventory 3+ units, and a larger percentage of cleaner multis as well. 

She can 1031 into a Delaware Statutory trust, or use the 45 day identification period to find a property.

In the State of Delaware, residential home sales are closed at an attorney's office.

These buildings will have shared community gardening and parking.I'd like to find an attorney that can help with setting up the HOA & bylaws.The units are all set up as separate entities (separate solar systems, etc...).Yet, there is actually quite a bit to think about in terms of maintenance & other hoa rules.How is the watering of the shared gardening space being handled?

I put solar panels and a tankless water heater to minimize utilities since they are not truly split.
