For example, how many times have we all heard 'Man if I would have just bought xx property in 2008 or invested xx money into the stock market during the crash' etc. etc. -- The reality is that Step 1: Having cash on hand BEFORE a downturn is important - Step 2: Actually following through during downturn... going one-way while everyone else is going the other... takes a lot of guts and determination.

@James Wise other than investors or owners who have some acute need for liquidity why would sellers who 4 weeks ago had a certain value or price in mind suddenly drop their prices.I can see though landlords who might have mass non payments be forced into it.. but really how many will not pay rent and with all the help out there .. this could be triaged over the next 30 to 60 days.. to me the last buying opp in the GFC it took a few years for values to crash.

I believe they are going to create a stimulus bill for landlords I don't know if it's going to be before the crash but they are going to create one
