This is intended to be a "forever" home for my family so want to make sure I'm not missing anything.Any ideas on what kind of expert I should look for?

There are plenty of more ways to find deals and I could go on forever just depends on what your goals are

my main concerns are (1) this property has substantial deferred maintenance that you're not aware of, and (2) vacancy and turnover will be high, and together those factors are going to consume all of the cash flow for several years but, it sounds like if that's the case, you're going to back out. 

From the initial notice to the actual eviction, this can be complex and time-consuming.

A HH lowers living expenses (which is usually a person’s biggest expense)—living in the smallest room in your own house might only cost you $500 per month, whereas renting an apartment might cost $1,000-2,000+ per month (not to mention the $500/mo you spend to live in your own house is partially paying off your mortgage, whereas the money you spend on rent is gone forever).

I originally came from the consumer finance and "B, C, and D Lending" (now non-QM), then migrated to commercial banking before focusing on real estate investors (we don't like to say "hard money")...so I actually have a lot of experience in what you're trying to do.

Panelized construction is newer and trusses have been around forever.

Needless to say the Baltimore city would take forever with the permits, inspections etc but can anyone advise if this is worth the investment and if the properties in the area of Fells point have been appreciating recently?
