Concentrate on courses that are taught by people who have done what they are teaching.

Looking at ABOR last week, there is major oversupply of new construction in the $250K - $350K Price range in Georgetown West and Liberty Hills concentrated around Ronald Reagan Bl and Hwy 29.   

I look for cash flow myself, and multis have even better numbers.There are about plenty of 1-2% markets that cash flow that I am researching for the next, but I am concentrating on about 3-4 markets.

I use a generic/knock-off 40% glyphosate concentrate and dilute it down to about 4%.

The nation wide list suppliers go for quantity over quality and I bet if you concentrate on your local area you can build some niche lists that everyone else is not marketing to. 

BUT we concentrate on the small multi's & try to pick them up cheap for cash as foreclosures/tax lien auctions & get a wanna be investor on-board for a NNN contract-for-deed.

You did not mention what area your in but I would concentrate what is in demand in that area.
