Despite the competitive pricing and the fact that it’s been completely remodeled (new roof, HVAC units, windows, floors, appliances—you name it), it’s still sitting on the market.I’m trying to figure out how to get this property to sell faster while still turning a profit.

I completely agree with the advice and I'm perfectly okay with not charging him rent.My concern is that by treating this property differently from all the other units in the Series LLC, I may be opening myself up to a situation where I'm weakening my LLC protections even if I keep the financials separate and in order.

Usually an appraisal can be transferred to a new lender, so as long as it wasn't completed 90+ days ago, it should still be valid.
