Reason being, I hired a property management company (just now) and they're wonderful, they start officially in a couple days. 

I encounter this semi often as I broker to buyers and also own a PM company so often have to do the same or similar transition as you are looking for, for my clients. 

we did the first 3 in a 18 month period we used internal funds so no debt.. these were 350k to 400k all in projects.. so U need cash to be a spec builder or you need investors if you dont have cash..
