Pretty much any way I can add value I will do it even if its a 50k house that will require that I put in hours and hours of work because investor clients are typically return customers. 

This has been super helpful for showing clients different possibilities for a property.

I mainly use spreadsheet and QuickBooks for my real estate clients.

Again though, as a CPA I let the attorneys work with clients and determine what is best as the DIY options might leave you with a void that renders the LLC (or any entity for that matter) set up ineffective and useless.

I found it harder and harder to find cashflowing LTRs for my out of state investor buyer clients.

I've helped a few clients do this and they've been successful with a sale to exit. 

I encourage it to all my clients and have switched some from condos to them.
