Class A is what it is for a reason just like Class D is. 

I didn't say go after the crappy, class D properties.

Everything looks great, the cars in the neighborhood look acceptable class B.

I'm not sure if you're bidding on single units or multiunits, but Dallas cap rates are 4.5% for A class up to 5% for C class.

You can tell the fab is not high end but it is good enough for up to class b rentals.  

By investing and specializing only into these two asset classes, I'm diversified across four quadrants: real estate and stock market, US and international.

I've had wannabes, but nobody bright and determined  enough to beat the system here in Allegheny County seems to want to use their skills just to mooch off me to stay in a C-class apartment.

I'm talking about bringing it up to the standards of a Class C rental that section 8 would pass as a rental for its voucher holders.

I also think it would be awesome to expand the group to investors across different asset classes.
