It's not hard to do.In the lease you can add in a clause about noise, smoking (including cannabis).

So , I would just make sure it's a smoking deal so future expenses from HOA don't hurt you. 

Some plumbers have a sewer cam that has a radio in it, where they can walk above on the grass with a special receiver and it will beep like a metal detector.They simply spray paint the lawn where to pipe is.Accuracy seems good with this.They can also blow smoke down the pipes and see where it leaks out.If the tank is under the structure maybe you can just disconnect it and put new one in where you can get at it.Good Luck!

hard money helps when you have a smoking deal and you want it get done fast (with that cash-like allure). however, like Jaron mentioned, it could be more expensive with fees, points, etc.

Seems to be so basic but lacking in an alarming number of people:Show up on time, or call if you are running late.Answer your phone.If I try to contact you via phone or email, I expect a response within 24 hours barring an emergency.Pick up/clean up after yourself and make sure the subs do too.Drives me crazy to see cigarette stubs all over the place.

Sometimes landlords have to enter units without notice - the classic example would be if we saw water coming from under your door, or smoke coming out. 

I think it really depends on the deal.. if your just getting a so so deal and or basically retail treat it as such.. large seller hold back and rental agreement.if its a smoking deal your goal is to get title and worry about it later.. if that includes renting them a U haul and some helpers then that's a no brainer..

Unless you're buying this at such a smoking price you wouldn't want someone else to steal it, I would not close this until it is sorted out.
