Long story short, the cigarette fire caused about 170k in damage.

This was for cigarette smoke smell and the walls were plaster lathe or I would have just replaced.

I ask if there is a fire chief I can speak to and they just ask if I can come over and I yope in the truck and away I go.Anyway the tenant threw cigarette butts into a plastic bucket on the front porch and that started the fire.

Also in what makes a perfect tenant i didn't say anything about pets, smokers and credit score.So some thinking here.  

The cigarette smell is a major concern for me.

I had my car broken into forever ago, they took my radar detector and some  crap but they threw a lit cigarette on my seat and burned the fabric on my brand new car. 

He is a smoker, sub letter and the apartment is overall quite messy.I was happy to see that you can purchase these valuation reports that looks at owners in the complex, recent sale prices, similar apartment pricing in the same area etc...My question is: Do you purchase valuation reports when looking to acquire a property, or how do you go about your property valuation / comp process?

The occupied side is a Section 8 smoker whose lease does not prohibit smoking.

Did they tell you they are non-smokers and it is full of cigarettes?

Sure you can hire $15/hr craigslist electrical guy and he can whiz through it in no time so he can rush to the beer and cigarette store after you pay him in cash.
