Me and my wife were about to have a child and were going to purchase a multi-family property to occupy/rent for a positive cash flow (hopefully).

Most guardians of a minor's of estate are there to be responsible for the welfare of the child and to see that they have a clean, safe place to live. 

Women tend to be the child rearers, and real estate offers a lot more flexibility than most professions especially part time. 

Most of the time, in my humbl3 opinion, you will travel with two or three people with you I.e. husband and wife sometimes a child.

In April, I will have my fifth child and soon after that I am getting married.

I checked state records about ownership , her bad credit started at the time of a divorce , his  credit started with a jewlery store a went bad around a child support  case .  

It's as simple (and pain in the butt) as that.Not all probate files will have property either so you have to weed those out, plus you'll have to make a call on certain things such as...do you want to mail to the spouse of a person who died, or the father/mother of a child that has passed?
