I came up with the weightings by running prior actual applicants through it, making sure that the good tenants make it and the bad tenants get rejected.As long as it is not a discriminatory attribute, you can add it and put as much weighting as you want.

I'm also the broker and we get 512 characters on mls for description, not enough to sell people on quality aspects and although we can add text to the 25 MAX pics that text often is not picked up by the 3rd party sites buyers see.
