I agreed to lock-in the price and sign the contract now because it's bird-in-hand.While the buyer is renting my house which they will be buying, they are finding things wrong with it -- carpet is heavily stained and worn (it is, my last tenants were awful), there's dings in the drywall (again, bad previous tenants), the mirrors and light fixtures are rusting (Hawaii is humid, things rust fast), and there's bugs, possibly termites.What, if any of this, am I responsible for?

Building needs $10,000 is common area updates and then each vacant unit would need paint, possibly carpet prior to renting.

For our listings they typically paint and replace carpet, do some landscaping and will sometimes include a new appliance package.

In addition to the deferred maintenance, it needs new carpet and painting throughout in both units.There aren't many comps for this area but nearby suburbs the comps are in the low to mid $300's.

But after we had tenants whose various dogs ate my porch swing, the plug off a window air conditioner (haven't a clue why the dog didn't fry himself on that one), dug holes in carpets down to the subfloor, ate the bottom off a closet door, chewed open a door and got under the house in the summer heat to stay cool and crushed a duct pipe and (in one case) were kept under the house so I got to clean feces and urine out from under there on my hands and knees....we rethought our  idea of the need for a pet fee.Gail
