Breckenridge will command the highest prices, but during shoulder seasons/mud season for April-May & Sept-Nov. there are definitely people that go there, just not in the same swells that you see in peak season.

I totally agree with others, do one at a time as thy move out, Jack rent to gt people to move, an then rehab them. consider Vinyl plank flooring, it doesnt swell at the edges like laminate does, alot of it has lifetime residential flooring, there are several kinds, the kinde that glues to itself like Allure, the Click together kind, loose lay, and glue down, all great options without the problems with laminate.

If you don't take steps to resolve it, you are responsible for further damage.Once you have stopped the bleeding, you should then be reaching out to your own insurance company because your property will need to be cleaned up and that won't be covered by the tenant's insurance.Figure out the total cost of the damages, what caused the blockage,who, if anyone had responsibility for fixing the issue.

Due to the current high mortgage rates and low rental rates in the area, it will bleed me alive if I purchase and finance 80% of it as a rental for the next ~5-8 years (probably negative cash flow of ~$1500/month due to interests).I have enough funds in my Roth SDIRA (with checkbook LLC) to purchase it outright and rent it out for the next ~5-8 years (break-even) until I'm ready to move into it.
