Strongly recommend understanding of the pecking order aka capital stack, especially in today’s environment where every other day a new sponsor appears to be going under.

Rochester appears to be a great market.The bad news:I don't know your financial situation and I might be out of line, but if you haven't been able to amass 7K, you should reconsider getting into buying a house. 

You appear to be confusing having knowledge of who the LLC member is and being able to hold that individual personally responsible.

It appears home prices are starting to trend down in many markets. 

That also needs to be taken into considerationYou could try and syndicate it or bring an investor but that is only if the numbers actually work and right now it doesn’t appear that they will work.

The one company that does market heavily for 100% financing that is US based and appears to be legally set up is Do Hard Money and they advertise here on BP..

Its just up to your personal preferences on risk mitigation.TX LLC owned by a WY LLC offers a lot of protection that may be overkill for a SFR worth $400k and $150k in equity.We offer anonymous TX LLCs through our law firm, half the cost and all the benefit.I'm an investor, and don't use WY.Yup, I had the occasion only once to utilize an LLC (Texas) in which all paperwork appeared in the name of a nominee whose relationship with myself was governed by a non recorded contract.  

If the cash is more of an issue than the appearance you can always tackle the project down the road while on a vacation.
