I am always on board with getting a property and doing the rehab,that way I know what is/isn't done I control the quality of materials and often opt for more durable materials that will hold up for multiple tenants.Based on your numbers it sounds like your looking at a 4/ 2br?

And, of course, you shouldn't buy anything with so little cash flow anyhow...On the other hand, if you've ever played the cash flow board game you will have noticed that there are cycles to everything, and while there are times to buy assets, there are also times to pay off debt.

@Marcus Jones - If you've got the time I recommend just driving for dollars around the area that you are planning to target and taking down the addresses of obviously vacant properties (things boarded up and in disrepair).
