I think most agents believe that they are required to disclose that they are an agent but would hard pressed to find the actual law.Anyone in CA know of a law that requires such a disclosure?

I accidentally got my first rental property by helping out a family member 7 years ago.

I wouldn't say the calls are to change a light bulb but somewhat more pressing like “I can see light thru an interior door at the top” or a hear a faint scratch in the wall by the attic, doorbell sticks, garage door is erratic.

Nolo Press seems to be against them, perhaps because they sell self-help information, I don't know.

There is no appeal process for arbitration that I know of, but arbitration is less expensive and entirely private (aka no bad press).

I am currently an accidental land-lord in Pensacola (Pace), Florida after I was forced to move and couldn't sell my primary residence. 

20 min bike ride buys you a pretty good radius :) That said, anywhere between the intercoastal and the ocean, you'd be hard pressed to find a 3/2 at $100k.
