Many of these tools are built into MLS for realtors as well...so if you know a good one and can trust him/her than go for it...but I've been using my agent for 3 years and he's a rockstar...but I still track all my own numbers and do all my own comps in addition to asking him to do this.

AirBnB:Got a 5 star review that gave 3 stars for cleanliness because of “Soap scum on the shower curtain” I saw it coming a million miles away and gave the guest 4 stars with 2 stars for Communication because she was silent and cocky due to her 7 other glowing 5 star reviews.

The rock is a black and dark gray color, not appealing.

After Months of education and research and a trip to Little Rock AR (first market I am targeting) I have just submitted my first LOI on an off market property.

There was a post here a couple of years back with a guy bragging how he and his brother, ex-neighbors and “friends” of an elderly hispanic couple, made 10k on finding a buyer for the couple’s 1970’s mobile home on a lot in Round Rock.  

I would call them all star operators :)

Partners then hired the town's "Super Star" Agent. 

A few years back we literally refunded an entire 3 night stay because the tenant gave a 1 star review over having to hassle with walking to get the propane filled up and what a nightmare 100 yards from our dock to Stater Bros market was. 

Assuming of course that anything needs to be done at all, which I'm far from convinced of - people can get fired from their jobs at any point, but social security disability isn't going anywhere, so it's not like landlords have any reason to be skeptical of rock solid non-employment sources of income such as Uncle Sam.
