And then you go with a potential buyer and show them the house like you own it.then NO,  that activity is clearly selling Real estate without a license and anyone who does that and gets turned into the state will probably get a fine and a cease and desist. 

Not to dissuade you, but I would play around in these forums and listen to the podcasts before making a final decision on getting a license.

I worked at a finance company for a while doing workouts, and they don't have strict procedures in place, so borrowers would offer cash bribes to me to do loan workouts.

I feel like I'm trying to walk a fine line. 

For me, I plan to fully fund an IRA each year so I use the card for everything possible and then I don't have to come up with the full amount when it comes time to fund.I know fatwallet.com has a finance forum where they discuss best credit card offers (among other things) so you might want to check it out.

I just recently put in a fine if tenant calls/texts me (per instance) about their security deposit less than 35 days after moving out. 

@Victoria VanHouten if you dont have the desire to be a landlord, being a house flipper is a fine way to make a living.

As a final point, this IS a new population. 

You're not having them sign an agreement to do something that is against the law and our attorney written leases from the Rental Housing Association here have similar provisions for unauthorized tenants with a fine that you can fill in for each day it is violated.
