I'm new to the wholesaling business and looking for escrow/title company that is familiar with back to back closing in Inland Empire, CA.

In So Cal, I like Bakersfield, Palmdale, and the Inland Empire (parts of Riverside County).

Interesting.Again, all empirical, but we find a lot of buyers who have been looking at foreclosures and short sales and don't like the process (highest and best in the case of foreclosures and long closing/uncertainty in the case of short sales); they are approved for more, but they hear about the awesome deals at well below their max price point, and they WANT one of those.We offer an alternative to "very low price, decent condition" with "market price, great condition."

My empirical evidence is that this is true, as new high rise condo units (basically the one bedroom low floor, premium buildings) that I was able to buy for $150 per square foot last year have been going for $190 - $200 per foot.

The children were treated as employees during the course of building the "empire" with no input or incite as to how or why the family business decisions were made.

I am based in Los angeles/Inland empire and looking to network.
