Interesting.Again, all empirical, but we find a lot of buyers who have been looking at foreclosures and short sales and don't like the process (highest and best in the case of foreclosures and long closing/uncertainty in the case of short sales); they are approved for more, but they hear about the awesome deals at well below their max price point, and they WANT one of those.We offer an alternative to "very low price, decent condition" with "market price, great condition."

My empirical evidence is that this is true, as new high rise condo units (basically the one bedroom low floor, premium buildings) that I was able to buy for $150 per square foot last year have been going for $190 - $200 per foot.

Quickly get yourself up to speed on notes and seller financing.http://notequeen.com/Because she is setting you up to drip her equity, she doesn't get hit with capital gains.To make the note poison on the secondary market (so that she cannot sell the note) have her give you as little down as possible, and you two will be married to each other for a good long time.Much good luck with this and congrats on the start of your RE empire!
