Lumber wholesale prices have dropped but what retailers have learned as Home Depot shared on MarketWatch, as soon as the put lumber on the shelf at the top end price - it sells that day. 

Home depot has some you can touch and see or Amazon.   

I would also advise getting any kind of hands-on experience you can.....offer to help friends with their remodels, take the free classes at Home Depot, volunteer for Habitat, Etc....this is how you really make money in RE (IMO)

Then there are plumbers, electricians, Home Depot and Lowe's.So, what is your niche? 

Made a list of each project, materials needed, went into the Home depot app and started writing down prices.

My gardener would say there is poo outside on the yard and while doing some repairs i saw the dog inside the master bedroom.

My SFHs come with more costs like gardening, power washing, exterior painting, roof, etc.

Unfortunately most DIY landlords buy the cheapest locks they can find at Home Depot or Lowes which means they are Grade 3. 

I used to be a contractor).Also, I heard of Home Depot or Lowes cards being given just for house flipping leads.
