When a tenant moves out or breaks their lease early you have to make a reasonable attempt to rent the unit.

I also attempted to look at job growth using the Census and Bureau of Labor, but I don't think my numbers actually made any sense.

There are a lot of turnkey providers out there, and you are smart to look for referrals in an attempt to find the good ones.  

Any change from the last landlord to you (how to pay rent, when to pay rent, utility costs, etc...) usually end up as a conversation or attempted negotiation rather than the rules of the building.
