U can do 100% if you want but you should have plenty of cash on hand as well. 

So I think I messed up when establishing this LLC and chose for it to be treated as a partnership.

Sec. 8 works well in some markets and it can be a premium and successful for locals who own a bunch of them and run them with an iron fist..
