I think it is warranted with a certain price min. - for our brokerage is $550+ but depends on your market.

You need a great PM to take care of your properties, and they won't take on your properties in those areas - there isn't enough in it for them to warrant spending time there.

This makes the condo non warrantable which also eliminates conventional financing. 

Depending where you are looking to buy, the condition of the REO, and the strength of the offer you absolutely can buy an REO using an FHA or even a FHA 203k loan when the condition warrants using it. 

I currently own one condo in a property that is non-warrantable due to one investor owning 6/8 units, and renting out all of them.  

I also told both to contact the police for anything that they feel warrants this, but to date neither tenant has called the police. 

Not enough to warrant this but I want to hold them responsible for the damage. 

Questions:Is there enough value-add from a buyers agent in this circumstance to warrant the 6% cost.
