People want flexibility, mobility, convenience, and automation...including residents, not just travelers. 

I bought in FL for appreciation and to break even at minimum as I didn't want to realize any add'l income in those properties annually but wanted appreciation and tax benefits. (2 bedroom units / close to the beach not not high-end luxury properties) Ohio for me right now = STR rents at 1.5-3x LTR rents, budget travelers & work travelers that are much more demanding.

I just helped a travel nurse that was denied by five other lenders due to the seasonality of their job and lenders concern with occupancy fraud.

The fact that you travel for line work could satisfy a the UW's concerns or supply a letter of explanation.

My utilities are minimal since I don't spend much time at the house since I travel most of the time for work, so I don't count them. 

So they aren’t the most desireable cities. that said, every shoot my wife is amazed at how far some of the background actors travel from.

Travelers don't care.

Do travel hours to and from the property if going there explicitly to work on the property count?

More modern amenities and infrastructure and upgrading of restaurants, homes and businesses to support the influx of travelers, second home buyers and relocation of families and retirees. 

We self manage our condos and live over 10 hours away, so putting together this off-market deal to include the furniture, furnishings, a tenant, and a current listing, made it possible to go live without needing to travel.
