You will need to check and find out what all the costs to develop will be (plans, engineering, installation of utilities, school fees, permit fees, are there any other fees related to the project such as traffic impact fees, etc.?

Hello Bigger Pockets, I've recently started my own blog to provide a forum for commercial real estate professionals to share successes and failures, as well as find some inspiration when the times get tough.However, I'm having trouble driving traffic to my blog, and while I've done plenty of research on SEO and other marketing techniques, I haven't seen much traffic.So I wanted to interact with you all to see if you have any tips, and get some personalized help.

Combine that with the lure of taking advantage of the opportunity to enjoy the company of family, which happened to live about 20 minutes away, not accounting for traffic of course, from my office (i.e., living free…well, I gave them some money, but nothing near market rents).I spent the next four years saving the extra income in the hopes of one day being able to purchase my first property. 

The traffic gets worse every year.  

Not sure how much traffic For Lease listings get in Costar, just curious if anyone's even had any good results from there.

Indoors = no noise, no construction traffic, no hazards to public, no run-off, no overhead, no-temp. facilities, no injuries, no supervision, no crews, none of my active participation. 

Looks like it would be at least a 2 hour commute one way, not including traffic.  

Because they got impatient an expected a reasonable approval process (Houses sell in half the time it is taking the person they are dealing with to approve them to rent)?

I've been trying to hop on the real estate wagon for some time now and have been reading up to prepare myself to take the first step.I live in Carteret, NJ - roughly 30 mins (with no traffic) from NYC.
