If this was me, I would be at the property, getting in touch with local Facebook groups and generating bids to get handymen/local contractors taking up urgent jobs that are preventing units from being rented (even at a lower premium) that are ready to help nurse the deal.

We've had a string of vendors flake out or do shoddy work that resulted in additional damage and they're wearing me down to go back to the expensive guys...Thank you, this is great, sent you a request, please let us be in touch.

Especially in the last few years, as my income increased substantially, this really helped.Along the same lines, I've never touched any of my income from rental properties or other investments. 100% of that is re-invested.Again, I think this is something that can be done by anyone, regardless of their income level.

Our vacancy has nearly tapped us financially and that's with us not touching any of the funds that we were bringing in all year. 

We fund our retirement and have quite a lot saved up in retirement assets that we do not want to touch.
