I wanted to post about occupancy, I know there is a wide variety of occupancy levels and ADR information out there but wanted to share mine and hear what others are doing.Seems there are several schools of thought - drop your rates and high occupancy or high rates low occupancy.We have 29.9% occupancy and an ADR of $633 per night.

Just trying to get some overall opinion on online sites for applications and background checks vs going old school and having them hand fill out applications.

Have you reached out to friends, local groups, businesses, schools, hospitals, etc. telling them about your rental and the special promotion you are offering to their members?

In North Atlanta, like Cobb and Gwinnett, there's a history of strong job markets and good schools, leading to higher property values but also more competition.

Alot of the contractors I know went to License Instruction Schools.

I understand and currently experiencing the lack of financial teaching at my school.

well reality is the 200k has better schools  better tenant base to chose from and since your at the median or above not all the homes are being sold landlords the majority is going to owner occupied.. there by making nicer neighborhoods nicer streets and place were those premium tenants will want to live. 

Great schools, neighborhood and has things going for it plus exceptional access to major interstates and even downtown KC. 

I do work in surrounding areas also Raleigh, Cary, Garner, Knightdale, Smithfield, and much further Jacksonville , Surf City, Topsail.
