The seller said that one of the carpets would need to be "re-stretched", but I didn't see it coming off the tack strips anywhere. 

It's easy to read and communicates well.My only criticisms - and these are a stretch:1.

I feel like this idea would be a stretch though.

Items that require immediate repair, obviously need to be done as needed (our fridge doesn't cool, the AC is blowing hot, etc), but the ticky tacky things can wait (the door handle is jiggling, the carpets need to be stretched, etc).  

My workers are busy on a different project and I don't want to stretch too thin from a cash standpoint. 

Most people don't have good jobs so I understand its a way to stretch your dollar but I don't think its a good risk adjusted return for accredited investors.

The city is supporting all types of infill projects in this area so I don’t think it would be a stretch to get the rezoning and getting a quadplex or more built.

Maybe we can stretch it but we prefer not to.What are some of the things you guys would recommend before we make this purchase? 

Looking at buying a SFR in Denver to use as a house hack, renting out bedrooms to cover the mortgage. Have looked in several areas but was curious as to opinions on the neighborhoods surrounding the East Colfax corrid...

Should perform at $650/mo pretty easily and might be able to stretch a little more.
