Student loan debt and rent spikes will fuel a drive to even cheaper areas within the City and the local owners will embrace it but the tenants will be upset by the gentrifiers because their rents will go up and new, different businesses will push out older, familiar shops.I find it a little ironic that a couple of anti-gentrification folks are resorting to these types of tactics to keep presumably white gentrifiers out of a German neighborhood.

BRRR, private funding, conventional financing owner occupant with 5% down then move and convert to rental after a year etc. c) Your home market might not necessarily be the right market to achieve the returns you want so you don't have to resort to needing 100 units and can possibly achieve with much less.

The problem is that there are good deals out there, why would "professionals" resort to working a deal like this when there are many deals to be involved in that DO work.

My dad worked the borders as an officer - Cartel and the resorts literally have a contract where gangs, etc... cannot be active in and around tourist areas - The problems start when tourists leave the resorts and are instructed by the resorts NOT to venture in certain areas, but they do anyways....I see this all the damn time.
